"Make Me Sell": Would You Sell Your Home for the Right Price?

"Make Me Sell": Would You Sell Your Home for the Right Price?

Would You Sell Your Home for the Right Price? There's a Way to Find Out Without Listing It.

Have you ever looked around your home and thought, "I really like living here, but if someone offered me the right price, I'd sell"?

I think a lot of homeowners feel this way. They're not actively looking to move, but that doesn't mean they wouldn't consider it if the numbers made sense.

Maybe you've built up quite a bit of equity over the years. Maybe you've thought about downsizing, moving to a different neighborhood, or just making a change. But you're not interested in going through the whole process of putting your home on the market unless there's a good reason to.

I get it. Selling a home is a big decision, especially when you don't really need to sell.

That's why I want to tell you about something called "Make Me Sell."

It's a way to see if there's a buyer interested in your home at a price that would make you consider moving, without officially putting it on the market.

So, How Does It Work?

It's actually pretty simple.

I create what's called a Property Card for your home in my real estate network's private system. It's a network that includes the largest real estate firm in the country.  It includes the details buyers and their agents would want to know, such as square footage, number of bedrooms and bathrooms, location, and other features that make your home stand out.

We also establish your "Make Me Sell" price.

And here's the important part. This doesn't have to be the price I think your home would sell for if we listed it today. It's the price that would make you willing to sell.

Once we've put everything together, your property becomes searchable by other agents in the participating network who are looking for homes for their buyers.

For example, let's say your home is worth around $900,000 in today's market, but you wouldn't consider selling unless someone offered you $1 million.

We can put that number out there and see if there's any interest.

It doesn't mean someone will pay it, but we won't know unless we explore the possibility.

You Don't Have to Put Your Home on Public Display

One of the things I like most about this approach is the privacy. I will not go into the IDX feed.

When you list a home traditionally, you're putting it out there for everyone to see. Photos go online, your address is public, and you have to prepare for showings and potentially open houses.

That's a lot to take on when you're not even sure you want to move.

With "Make Me Sell," your home isn't being advertised to the general public.

Agents within the network can see information about the property, including the general location and features, but your name and exact address aren't displayed in the search.

If an agent thinks your home might work for one of their buyers, they contact me.

I'll find out more about the buyer, how serious they are, and whether there's a realistic opportunity before bringing it to you.

You're not going to have people knocking on your door or calling you about your home. I'll handle the inquiries.

No Days on Market to Worry About

If you've ever sold a home or spent time looking at listings online, you've probably noticed how much attention people pay to days on market.

When a home has been listed for a while, buyers sometimes start wondering why it hasn't sold. Is something wrong with it? Is it overpriced? Will the seller take less?

Sometimes those assumptions are completely wrong, but they can still influence how buyers approach a property.

With "Make Me Sell," your home isn't publicly listed on the MLS, so you're not accumulating the usual public days on market.

You can see whether there's interest without creating a public listing history.

If you eventually decide to put your home on the market traditionally, we can develop a separate marketing and pricing strategy at that time. Any applicable MLS rules and disclosure requirements would still apply.

What If Nobody Is Willing to Pay Your Price?

Then you stay right where you are.

That's really the beauty of this approach.

You haven't spent money getting your home ready for the market. You haven't had to rearrange your schedule for showings, keep everything spotless, or deal with strangers walking through your house.

And you haven't committed to selling.

Now, I do want to point out something important.

This isn't necessarily a way to determine your home's actual market value.

There's a big difference between exposing your home to a limited network of agents and putting it on the open market where thousands of potential buyers could see it.

A lack of interest through "Make Me Sell" doesn't mean your home wouldn't sell for a great price with a traditional marketing strategy.

It just means we haven't found someone within that network who's willing to pay your number.

And that's perfectly fine.

Who Do I Think This Makes Sense For?

I think this could be a good option for quite a few homeowners.

Maybe you bought your Seattle home 10 or 15 years ago and have built up substantial equity. You like where you live, but you've wondered whether it makes sense to cash out and do something different.

Or maybe your house is bigger than you need these days, but you're not in any hurry to downsize.

You might even have a neighborhood you've always wanted to move to, but you're not interested in making that change unless the financial side works out.

Whatever the reason, you're open to selling, but you're not motivated enough to go through the traditional listing process right now.

That's exactly the situation where I'd consider this strategy.

There's One Thing I'd Recommend Doing First

Before we establish your "Make Me Sell" price, I'd want to take a look at what your home is actually worth in today's market.

Seattle real estate can be very neighborhood specific. Two homes with similar square footage and features can have very different values depending on their location, condition, layout, and even which street they're on.

That's why I don't recommend relying solely on an online estimate.

I'd rather look at what's actually selling in your neighborhood, what buyers are responding to, and how your property compares.

From there, we can talk about what number would make selling worthwhile for you.

We'd also review how the private marketing process works and any requirements that apply before moving forward.

So, What's Your Number?

I'm curious. If someone offered you a certain amount for your home tomorrow, would you sell?

Not because you have to move, but because the offer would be too good to pass up.

If you've ever wondered about that, let's have a conversation.

I can help you understand what your home is worth in today's Seattle market, and we can talk about whether "Make Me Sell" is a good option for you.

You might find there's a buyer out there who's looking for exactly what you have.

And if there isn't? No big deal. You can keep enjoying your home.

No sign in the yard. No open houses. No pressure to sell. Just an opportunity to see what's possible.
